What roof waterproofing usually costs in Malta

A patch over one stain is a different bill from stripping a worn membrane on a whole terrace. Use a published euro band to sense-check the first number, then ask what happens at the drains and parapets. A figure here is a briefing, not a quote this site can honour.

Malta’s default roof is flat. That is useful as a terrace and unforgiving as a waterproofing detail. UV, thermal movement and ponding after the autumn and winter rains all work on the same membrane. Most leaks start at a drain, a parapet or an upstand, not in the middle of the field you can see from the stairwell.

This page is the euro briefing for a Malta roof re-membrane. It is not a UK tiled-roof page and it is not a list of roofers. When you want a number, open trades in Malta or the Malta roofing list and place the call yourself. For a split-system install, use the air-conditioning note instead.

Published Malta bands

Ixtri, a Malta marketplace, publishes waterproofing ranges as a briefing, not a tariff. Its guide puts torch-on bituminous work at about €18–€40 per square metre, and a liquid or acrylic coating at about €12–€30 per square metre. It then prices a typical 60–80 m² apartment roof at about €1,200–€3,000. A localised leak repair is a different job, published there at about €150–€600.

Job Typical published band Source
Localised leak repair €150–€600 Ixtri Malta waterproofing guide
Liquid or acrylic coating €12–€30 per m² Same Ixtri guide
Torch-on re-membrane €18–€40 per m² Same Ixtri guide
Typical 60–80 m² apartment roof €1,200–€3,000 Same Ixtri guide
Full-system replacement, wider briefing €2,000–€8,000 Darna property-maintenance briefing

Darna’s Malta property-maintenance note puts roof waterproofing in a wider €2,000–€8,000 band, depending on roof size, and says a torch-on or liquid membrane often wants replacing every 10–15 years. That is a running-cost briefing, not a measured survey of this directory. If the first number you hear is near the bottom of Ixtri’s per-square-metre band, ask whether upstands, outlets, insulation and waste sit inside it. They often do not.

Ixtri flags that its ranges are market estimates. Treat them as a sense-check before you phone, not as a price this site can honour. A written specification after a survey still beats a rate quoted from a photograph.

Valletta, Sliema, Gozo and the shared list

This directory treats Malta as one list. Valletta, Sliema, St Julian’s, Birkirkara, Mosta and Gozo share the same cards. Access still decides the day. A Sliema block with a stair to the roof is a different job from a Valletta townhouse where materials come up through the house, or a Gozo farmhouse where the van has a crossing first.

Shared roofs add a second conversation. The membrane may belong to the block, not to the apartment that stains first. Ask who pays, who signs the specification, and whether overlying and underlying neighbours have been told. The Building and Construction Authority’s public FAQs treat method statements and condition reports as a third-party issue on many jobs. A cheap rate that ignores the people below you is not a saving.

What the Building and Construction Authority actually says

The Building and Construction Authority publishes Technical Document F Part 1 for dwellings, effective 1 July 2024. That document defines a roof as an external building element that is horizontal or, if sloping, has a slope of less than 60 degrees, including terraces and other surfaces exposed to the elements, but not balconies. Waterproofing membranes sit in the same document as part of the building envelope, not as an optional paint.

The same Part 1 says rainwater that falls on roofs should not be discharged onto a public space or thoroughfare. It should be collected in a suitable reservoir within the building, with an overflow that stops the tank exceeding its design capacity. A re-membrane that blocks an outlet, or that sheds water onto the street, is not finished work. Ask where the water goes after the membrane is down.

A Planning Authority permit is a separate question from BCA technical rules. Changing the roof build-up, adding a structure, or altering a visible parapet can need development permission under the Development Planning Act. Like-for-like replacement of a worn membrane is not always the same as a new insulated deck. Ask a perit before you treat “we will just torch it” as a complete description.

What moves the price more than the locality name

  1. The details. Drains, parapets, upstands, pipe penetrations and the door onto the terrace fail first.
  2. What is under the membrane. Wet screed, failed insulation or a deck that moves will show up after the first lift.
  3. Access. Crane, stairs, or through the house changes labour more than the brand of torch-on.
  4. System. Torch-on is robust and needs clean detailing. Liquid systems are seamless around awkward shapes and live or die on coat thickness and prep.
  5. Waste. Old bitumen is not the same skip as a localised patch.

Use the roof-area calculator so you can say a length and a width on the call. The tool stays in the browser. It does not create a job ticket, and it does not replace a survey of the outlets.

What usually sits outside the first figure

Preparation, stripping the old membrane, extra upstand height, new outlets, insulation, a walkway or tile finish, interior making-good after a stain, and VAT are the common extras. Standard VAT in Malta is 18%. A quote that is silent on VAT is not the same as “VAT included”.

Internal damp on a limestone wall is often a different trade from the roof. Ixtri publishes internal damp treatment per wall as a separate band. Do not let a roof rate swallow a rising-damp diagnosis, or the other way around. Ask which stain is being priced.

What to have on the call

Have the approximate roof area, whether the terrace is shared, where the water stains appear, and whether the outlets still take water after rain. Ask the person who answers to name the system, the upstands, the outlets, the waste, the access and VAT as separate lines. Ask how long they will need the roof and who owns the completion paperwork.

This site does not email the roofer. Open roofing in Malta or the Malta list and use the number on the card.

Questions before you treat this as a bill

How much does it cost to re-membrane a flat roof in Malta?

Ixtri’s Malta waterproofing guide publishes torch-on work at about €18–€40 per m² and a typical 60–80 m² apartment roof at about €1,200–€3,000. Darna’s property-maintenance briefing puts a wider full-system band at €2,000–€8,000. A figure here is not a quote from this site.

Where do Malta flat roofs usually fail?

Leaks usually start at drains, parapets and upstands rather than the open field. UV, thermal movement and ponding after autumn and winter rain stress the membrane.

What does the Building and Construction Authority say about roofs?

Technical Document F Part 1, effective 1 July 2024, treats a roof as an external element that is horizontal or slopes less than 60 degrees, including terraces. Rainwater should be collected in a suitable reservoir within the building.
